Improve The Charm Of Your Home With Sash Windows

By Gavin Martellio

Sash windows add charm and character to homes both old and new. For a more authentic appearance choose wooden windows. The fine grain of timber adds an elegance that is missing if synthetic frames are used. By using timber as a decorating feature, your home will look smart and stylish.

This type of window is very practical, especially during summer. Half the window slides open, allowing the maximum amount of air to enter the room. Cleaning the glass is easier as the panels slide up and down allowing ease of access.

The frames may be wooden or made from an artificial material such as PVC. Timber always looks more authentic. However hardwood will last much better and need less maintenance than softwood. Properly treated and maintained both types should have a long life. Installing sash windows is a sensible home improvement project which adds beauty and value to your home.

You can choose from a number of attractive timbers. Meranti, oak, ash, redwood and Siberian larch are some of the stylish options available. Triple laminated frames will be stronger and have better durability. If you enjoy the challenge of DIY projects, these are not hard to install by the average do-it-yourself handyman.

Wooden frames do require a certain amount of ongoing maintenance. They have a tendency to warp and rot. To help prevent this, sashes are often pressure treated. This increases resistance to damage both from rotting and from insect attack. Before purchasing new frames, ask about the warranty. Should old frames decay and need repairs, it is not a difficult job to replace them.

If you need to do replace existing sash windows, ask about improvements in materials. The frames may accommodate safety or security glass. You can also use a coated or tinted glass which will save on energy costs. While the traditional opening and closing mechanism is composed of cords and weights, it may be possible to replace these with a more durable and efficient spring balance system.

In areas of high humidity, it is not uncommon for timber frames to swell and stick. This can result in windows which are very difficult to open and close. One method of opening the window is to insert a putty knife or something similar between the window and the window-sill. By gradually working firstly on one side then on the other, you will be able to free the window. You then need to ensure it remains free.

If the window remains stuck despite your best efforts, place a pry bar between the lower frame and the sill. To protect the sill from being damaged, place a small piece of wood under the bar. Work along the base until each corner is loosened. The channel should be cleaned of debris and paint build-up. Then use an 80/100 sanding block to sand down the channel at the sticking point. Waxing the channel will help. Attractive sash windows will add value to your home with very little effort on your part.
